Selection Criteria
Habitat uses three criteria to determine whether or not a family is ready to take part in the homeownership program.

Ability to pay.
The projected housing payment must be affordable for you. You will need to qualify for the mortgage loan and meet our income criteria.

Need.
Families often need a home because their current rental housing isn't viable. It may be overcrowded, too expensive, structurally unsound, or located in a dangerous neighborhood.

Willingness to partner.
Habitat homeowners work on their own homes as well as homes for others.
Credit & Income Guidelines
You must be a Legal Permanent Resident of the United States.
Your yearly income must fall within our income guidelines, which are adjusted for family size (refer to the Income Table on the Selection Criteria page). Income includes wages, Social Security retirement income, Social Security disability income, and child support that will continue for at least three years.
You must have two year continuous employment history.
You must have a reasonably good credit history. Your credit report must not show any judgement, collections, bankruptcies or foreclosures.
2024 HUD Income Limits
Habitat for Humanity of Northwest Indiana is an Equal Housing Opportunity provider. Following HUD Data Sets for 2024 income limits, we offer our program to families in specific income ranges, adjusted for the number of persons in your family. HUD Data Sets do change annually. For our local Habitat, your total yearly gross household income must fall within the posted ranges below.
